We take pride in our homes and our neighbors. As our community grows it is important that we all work together in making it a great place. Whether it is cutting the grass or maintaining our common areas, Sunrise is a great community to live in.
The Sunrise HOA Board is made up of community volunteers with the sole purpose of making our community a great Neighborhood. We will do this with integrity and humility while working with third party professionals to help enhance our neighborhood pride.
At Sunrise Bellevue, we are just to the west of new newly renovated Downtown Bellevue. We are surrounded by nature as well as close to shopping and amenities. Sometimes is seems like we have the best of both worlds.

The HOA is responsible for maintaining common areas, enforcing community rules, managing financials, and helping protect property values through governance and community support.
HOA dues cover things like landscaping of common areas, community signage, management fees, insurance for common areas, and other shared maintenance costs.
Dues are collected annually. Payments can be made online through the link on your invoice or checks can be sent to our management company, Sage HOA Services. All checks should be mailed to Sunrise HOA at 12335 Gold St, Omaha, NE 68144. There is a 3% fee for any payments made online, and no fee if made by check and sent to the office.

All exterior modifications must be submitted for approval via an Architectural Review Request form. Approval is required before any changes begin.

Board meetings are typically held monthly. We host an annual meeting where all residents are welcome to attend, typically in November.
We use email, newsletters, our website, and our Facebook and Nextdoor pages to keep residents informed. Make sure your contact information is up to date!

The City of Bellevue is responsible for snow removal along 25th Street. The HOA previously provided snow removal services, but no longer does. The HOA maintains the lawn care along 25th Street and the entrance landscaping along 25th Street. Homeowners are responsible for lawn care and snow removal on their individual properties, including the sidewalks.

Board elections are held annually. Any homeowner in good standing can run for a position. Details will be shared ahead of each election.
